Book the boiler service
Don't wait for the first freezing morning to find out something's wrong. Getting it serviced now means faults get caught early, it runs efficiently, and your tenants know winter's sorted.
Check the gutters and roof
Summer's the easiest time to clear gutters, swap a cracked tile, and deal with small repairs before the rain sets in properly. A cheap inspection now beats an expensive one later.
Get the outside sorted
Fencing that needs fixing. Brickwork that needs repointing. Woodwork crying out for a coat of paint. Warm, dry weather gives contractors the best shot at doing it properly, and it's easier to get booked in now, before everyone else has the same idea and the diary fills up.
Test the alarms
Five minutes, tops. Fresh batteries, a quick check to see if they're working, and your property still meets its legal safety requirements. It's the kind of job that's easy to keep putting off, right until it's not.
Book a health check
Even the best tenants won't flag every little thing, not because they're careless, just because a dripping tap or a sticky window doesn't feel worth mentioning. A routine inspection catches small problems while they're still small and still cheap.
