1. Carry out a full inspection
Walk through the property carefully. Check for loose fittings, leaks, cracked tiles or worn flooring. Small issues are far easier to fix before a tenant moves in.

2. Complete all safety checks
Make sure smoke alarms and carbon monoxide detectors are fitted and working. Confirm your gas and electrical certificates are up to date and compliant.

3. Arrange a professional clean
A spotless property sets the tone. Carpets, windows, ovens and bathrooms should all be professionally cleaned so tenants walk into a fresh, well-presented home.

4. Test appliances
Check the boiler, washing machine, oven and any other included appliances. A faulty appliance on day one can quickly sour a tenancy.

5. Review security
Consider changing the locks between tenancies. Ensure all doors and windows lock properly and provide clear instructions for any alarm systems.

6. Organise utilities
Confirm gas, electricity and water are working. Provide tenants with the correct supplier details or account information so transfers happen smoothly.

7. Prepare a detailed inventory
Create a written inventory supported by clear photographs. This protects both you and your tenant and helps avoid disputes later.

8. Finalise legal documents
Ensure the tenancy agreement, deposit protection details and all required paperwork are signed before move-in day.

9. Create a welcome pack
Simple information such as bin collection days, appliance manuals and emergency contact numbers helps tenants settle in quickly.

10. Do a final walkthrough
Before handing over the keys, test lights, heating and plumbing one last time. This final check provides reassurance for everyone involved.
