The Four D’s are not trends or buzzwords. They are life events. Let’s introduce them.

Death
When someone passes away, a property is often sold as part of the estate. These are rarely rushed decisions, but they are usually unavoidable. Families want clarity, fairness, and a smooth process at a difficult time. The market doesn’t stop because of grief; homes still change hands.

Divorce
Relationship breakdowns are another major driver of home moves. Sometimes it’s about selling and splitting equity. Other times, it’s about one party buying the other out. Either way, the decision is driven by circumstance, not confidence in the wider market.

Debt
