In the property game, first impressions really matter. Most buyers decide in less time than it takes to boil a kettle whether a property they see online is for them or not. (One study put the decision-making process down to as little as 25 seconds.) 
 
So, if your marketing photographs are below par or off-putting, buyers will simply keep scrolling.  
 
Here are some tips to ensure your property looks top-notch when the marketing photographs are taken.
 
●     Time the shoot wisely so natural light is abundant. Your agent can advise on the best time of day for photographs depending on the orientation of your property.
●     Put bulky furniture and exercise equipment into storage as they can make rooms look cramped.
●     Ensure the property is sparkling clean.
●     Depersonalise by removing family photos and paintings from view.
●     Have a tidy-up and put all shoes, toys, coats and laundry away.
●     Make the beds and close all cupboards and drawers.
●     Put plates and bowls in the dishwasher – not the sink.
●     Remove clutter from bathroom and kitchen surfaces. 
●     After removing your day-to-day paraphernalia, consider what you could add – such as plump cushions, throw rugs, flowers, indoor plants and mirrors.
●     Open all the curtains to let the light in.
●     Ensure there are no bins or cars in exterior shots.
●     Straighten up the front and back of your home and add hanging baskets or pots to create interest.
