Selling your home is a big decision, and choosing the right estate agent is one of the most important choices you'll make.

Most agents work hard, act professionally and genuinely want the best outcome for their clients. But, like any industry, you'll sometimes hear claims that sound too good to be true.
Now, they might well be true.
The point is not to dismiss them. It's to ask a few sensible questions before taking them at face value.
Here are five common claims that deserve a closer look.

"Your home is worth much more than the other agents have said."
It might be.
Equally, it might be an attempt to win your instruction with an optimistic valuation that will need reducing a few weeks later.
Rather than focusing on the number itself, ask what evidence supports it. Has the agent based their valuation on recent comparable sales, current competition, and genuine buyer demand, or is it simply their opinion?
A good agent will be happy to explain exactly how they've arrived at their figure.

"We've already got buyers waiting for your property."
Excellent. Now ask a little more.
How many of those buyers are still actively looking? Have they sold their own home? Are they financially qualified? Have they viewed similar properties recently?
Every estate agent has a database of applicants, but that doesn't automatically mean they have several buyers ready to purchase your home.
The more specific the answers, the more confidence you can have in the claim.

"We'll sell your home within a fortnight."
They may well do.
Some homes sell within days.
But nobody can know with certainty how quickly buyers will respond until the property reaches the market.

Instead of asking for promises, ask about evidence. What's the agent's average time to agree on a sale? What happens if interest is slower than expected? What's their plan if the first few weeks don't generate the right offers?
Experience and strategy matter far more than bold predictions.

"We'll beat any fee."
Saving money is always nice.
But choosing an estate agent on price alone can sometimes prove expensive.
Ask exactly what's included. Who carries out the viewings? Who negotiates offers? Will your property receive professional photography, quality marketing, and proactive communication throughout the sale?
A cheaper fee can represent excellent value, but only if the service remains excellent too.

“Our marketing is unique”
If something is unique, it means nothing else is the same as it. Perhaps it is.
But ask them to show you and prove it’s unique.
Look at the recent property listings they've created. Review their photography, videos, social media posts, and brochures. Ask how their marketing has helped achieve successful sales rather than simply how different it looks.
The best agents rarely rely on slogans. They let their work speak for itself.
Choosing an estate agent shouldn't come down to who makes the biggest promises.
It should come down to who provides the clearest evidence, the most honest advice, and a realistic plan for achieving the best possible result.
If something sounds almost too good to be true, don't dismiss it.
Simply ask one more question.
"How do you know?"
A professional, experienced estate agent won't be offended.
They'll be pleased to show you the evidence.
