It's been more than a week since Andy Burnham became Britain's new Prime Minister and, after the inevitable political excitement, many landlords are beginning to ask a more practical question.

The honest answer is that nobody yet knows every detail.
Governments rarely transform the housing market overnight and, despite the headlines, most changes affecting landlords take months or even years to filter through.
However, enough has now been said to identify some clear themes.
The first is that housing remains high on the government's agenda. Increasing the supply of homes, improving affordability and raising living standards have all featured prominently in the government's early priorities; that matters for landlords because decisions affecting owner-occupiers often have a knock-on effect on the rental market.
The second point is equally important. The biggest changes facing landlords today were already in motion before the new Prime Minister arrived. The Renters' Rights Act continues to reshape the private rented sector, and landlords should remain focused on compliance, documentation and good tenancy management rather than assuming a change in leadership changes the rules.
Tax is another area that always attracts attention. Successive governments have altered the tax landscape for landlords, and it would be unwise to assume no further changes will ever come. Equally, there is little value in making investment decisions based on speculation. Experienced landlords know that successful property investment is measured over decades rather than news cycles.
Affordability is also likely to remain a major theme. Many tenants continue to face pressure from household bills, and mortgage costs have affected the wider housing market. Good landlords increasingly recognise that retaining reliable tenants is often more valuable than constantly chasing the highest possible rent.
Perhaps the biggest lesson from recent years is that legislation rarely stands still. Whether it is tenancy law, energy efficiency, safety requirements or licensing, landlords who stay informed tend to avoid expensive mistakes.
